Morgan Stanley analysts are bullish on senior housing REITs, citing a growing aging population and improving occupancy rates as key growth drivers. Analyst Ronald Kamdem highlighted that these dividend-paying assets have outperformed the S&P 500 and are set for continued expansion.
The bank’s positive outlook is based on five factors: strong occupancy upside, significant acquisition potential, a strategic mix shift towards higher-growth senior housing portfolios, robust balance sheets, and consistent management execution. Key companies like Welltower and American Healthcare REIT are flagged as strong investment opportunities.
The senior housing sector presents a compelling investment case.
Morgan Stanley Bullish on Senior Housing REITs: 5 Key Growth Drivers Identified
Despite market fluctuations, Morgan Stanley analysts are maintaining a positive outlook on senior housing real estate investment trusts (REITs), citing a confluence of demographic trends and strategic advantages. Analyst Ronald Kamdem highlighted that these dividend-paying assets have not only outperformed the broader S&P 500 over the past year but are also poised for continued growth driven by increasing demand and favorable supply dynamics.
The Demographic Tailwind: An Aging Population
The core driver for the bullish sentiment is the rapidly aging population. The number of individuals aged 80 and above is projected to surge to nearly 23 million by 2025, a significant increase from the estimated 15 million in mid-2025. This demographic shift is fueling a robust demand for senior housing, with occupancy rates already nearing 90%, according to the National Investment Center for Seniors Housing & Care (NIC). This high occupancy level signals a transition from a 'recovery trade' to a scenario where operators can leverage pricing power and operational efficiencies.
Kamdem further elaborated, "We see a tighter supply-demand backdrop than last cycle, with record-low inventory growth and accelerating 80+ demographics that should drive occupancy to 95%+".
Morgan Stanley's Top Picks and Ratings
In light of these favorable conditions, Morgan Stanley has reiterated its 'overweight' rating on Welltower (WELL), raising its price target to $251 from $215, suggesting a 6% upside. The firm also maintains an 'overweight' rating on American Healthcare REIT (AHR). Ventas (VTR), another key player, is rated 'equal weight'. The dividend yields for these REITs stand at 1.44% for Welltower, 1.81% for American Healthcare REIT, and 2.28% for Ventas.
Five Pillars of Growth for Senior Housing REITs
Occupancy Upside Potential: Kamdem forecasts significant improvements in occupancy rates across the board. Welltower's Senior Housing Operating Portfolio (SHOP) occupancy is expected to climb from 87.4% in Q4 2025 to 94% by Q4 2027, potentially boosting same-store net operating income (NOI) by 15%. American Healthcare REIT and Ventas are also projected to reach occupancy levels of 94%-95% within the same timeframe.
Acquisition Opportunities: The sector is ripe for consolidation and growth through acquisitions. Morgan Stanley models substantial acquisition volumes for Welltower ($15.4 billion in 2026, $5 billion in 2027), American Healthcare REIT ($1.9 billion in 2026, $800 million in 2027), and Ventas ($4.5 billion in 2026, $2 billion in 2027).
Shift Towards Higher-Growth SHOP Portfolios: A strategic pivot towards the higher-organic-growth senior housing operating portfolio is enhancing the REITs' growth profiles. Welltower currently has about 70% SHOP exposure, American Healthcare REIT around 80%, and Ventas 55%. The ongoing sale of non-core assets and the inherent growth of the senior housing segment are expected to increase this mix.
Strong Balance Sheets and Opportunistic Capital: Welltower, Ventas, and American Healthcare REIT have successfully reduced leverage, positioning them favorably against private market competitors with a more competitive cost of capital. The analysts anticipate further deleveraging driven by strong EBITDA growth and equity issuance to fund acquisitions.
Proven Management Execution: The management teams of these REITs have demonstrated a consistent track record of operational success. Welltower, for instance, has achieved 20% same-store NOI growth in its SHOP portfolio for 15 consecutive quarters. Ventas has shown 10% growth, albeit with some operator transition risks. American Healthcare REIT, a newer entrant, has exceeded expectations with robust NOI growth since its IPO in February 2024.
An aging population continues to drive demand for senior housing.
Morgan Stanley's analysis underscores the compelling investment case for senior housing REITs, driven by demographic tailwinds, strategic operational improvements, and sound financial management.
